Water dammage

I looked at a place / town house that has serious water dammage to the ceiling and carpet on the stairs. It looked pretty bad to me (visible mold etc). The place is very reasonably priced ($25,000) cheaper than average price of these units.

The roof is being repaired by the association.

I'm being told that it's still not worth it. I was told to be very afraid of what I can not see. (my brother in MA / worked as a roofer for years)

I considered having some one who does plastering take a look at [img]/forums/images/graemlins/confused.gif[/img]

The place had been rented out and could use some comestics and a SERIOUS cleaning.

Any thoughts???

BTW the Villas across the street are smaller, one level, and only have one bath / coin op laundry (the townhouse has 1.5 baths , 2 levels, a den and utility room with w/d) start at $35,000 more, as is. (no major dammage , but nothing spectacular either)

I agree JD. The problem is what you don't see, and fresh plaster does not make it go away. If you have allergies, asthma or any respitory issues, run, don't walk. In fact, to be honest, I just have a bad feeling about it.

Is it an attached townhouse ? If not and you wish to proceed get an estimate/inspector for the mold/cleanup inspection...

if it's attached townhouse..I am not too sure about the clean up [img]/forums/images/graemlins/70456-eyebrows.gif[/img]

you need someone/company that specializes in mold/water damage..not someone who does plaster

Yep.. the fact that it is 25K cheaper is not worth the extra cost in finding & repairing the damage.. There is what you can see and what you cant see..

BTW if your brother is a roofer, that means he has friends in the construction biz and has learned a lot along the way, if he says run, then I agree R U N from it

are u thinking of flipping it..
all u haffe do is get a drywall dude fe cut out and check the walls.. [img]/forums/images/graemlins/crazy.gif[/img] and see if any mold deh bout, and if it is...just get someone fe spray bleach round deh..(dats what the big clean up companys do..)

have a professional evaluate it doe..

Hi 7's,

No, I would not be buying to flip it. (now would not be a good time to flip in south FL / market is very uncertain)

At 1st glance it looked like a deal / something to own & live in for about the same as renting.

I think I'll take my brothers advice. He used to gut buildings with my uncle so he may be right. I don't need a place that makes me sick or a $$$ pit.

I was going to look at the ones in the same complex that are $25 - $30, 000 more but I'm being told the area isn't so hot either.
