suh mi people dem did gie mi pieca land in NC [img]/forums/images/%%GRAEMLIN_URL%%/rolleyes.gif[/img] just call mi up one day and ask mi fi mi social buot dem a gie mi land.


if dem did tell mi seh mi haffi pay home owner association fee pan the land mi wouldan tell dem nuh badda [img]/forums/images/%%GRAEMLIN_URL%%/mad.gif[/img] but I just gave them my social and the transfer was done.

fast forward 3 years later and about 1200+ in association fees mi a sell the crasses lot. It is a residential lot and I told the realtor to list it for lower than what the comps were. I need to get rid of this crasses land asap.

So, the realtor just emailed me and asked me if I wanted to hire a local man (100.00) who identifies the diff lots and marks dem off. According to her, it helps buyers to identify the lot.



Fuss of all, is wah the heck this ooman tek mi fah [img]/forums/images/%%GRAEMLIN_URL%%/confused.gif[/img] money tree. why the heck would i pay for someone to mark out the lot for me ? Isn't that her job to take buyers to the lot and show them the property ? why would buyers be there on their own ?

G, I would think that the reason for this is to show the prospective buyer , how big or little the lot is..

Well, 100 seems more than fair for marking alot. However, I would think the assocaition would already ahve maps and such
and to make a sale it should have been marked in the first place. I think I would make a couple calls first.

Someone surveyed the land already, if its listed as plot X, Block **, Lot * . If u could at least find out what company did de surveying, you can purchase a copy of that for pennies.
I bought my copy for only five dollars ..
U usually can find out the company from the neightbors, or the local city hall...

When I purchased my other properties, residental and commercial, they didnt come with the survey, but the survey was already dun at some time or other. i just found out which company did the survey, and paid for a copy thru dem. It was cheaper dan having the entire lot surveyed all over and it comes with an offical seal from de surveyors....

Unveveloped land usually is not easuly identuified, even if ther are buildings adjoining to it. Since the street numbers are not added to land until after it is build on.
You alwats have to pay ro get it identivied,and also to clear the ID markers occasionally,so that they can be seen too.

Thanks GB. precisely. the assocation has maps of each plot. The realtor knows where the plot is, so why would I care if "buyers" can find it or not ? Even if buyers were roaming around on their own (which I doubt) there is a big for sale sign. The realtor is the one who knows where it is.

If I cannot get it sold in a couple mths I am donating it to charity [img]/forums/images/%%GRAEMLIN_URL%%/mad.gif[/img]

this is a development, all dem papers dunga the city hall, mek she galang guh get dem.

the realtor should have access to that along with the block & lot number. a lot of that info is even available online -- i know my township has it

and as you mentioned it is a planned development so all the signs are there

It possibly is not worth the effort to the realtor.

My friend that sold me my properties told me a couple of times, dat some propeties noh worth de work..
she will tek the listing, but if it sells, fine, she get commision, but she nay wuk har gas and cyar fe lilly commission..
(lower dan the average, like *for sale by owner* or *help u sell*)

Gen, if she noh move it inna couple of months...
Move on and fine smaddy more aggressive..
no sign no long contract needer..

after I told her I had no interest in paying for the marking, she sent me the listing agreement this morning.

yes there are other lots being built, not super fast like most developments though.
