A whoa - ok - I totally agree with that.

I don't think it's exclusive to Mandeville tho - happens all over JA - shamefully. Big man plate always full. Likkle poor man get di scraps. But - as I read Dr Dudd write on a couple occassions, it's always been that way in JA that the poorer man never gets the respect.

If you would search the archives you would see some of the points I put forword as long as 5 years ago that have either been incorporated in bothh political manifesto,or introduces as policy by the government. so it is not so rare as you seem to think.

This has been a long dream of mine back from being a yute. I have families who have massive amount of land in the places mentioned. One of them was a former banana plantation that exported banana abroad. Since the collapse of the banana industry they are herding hundreds of cows on the land. Time to get rid of the cows and build on it.

I am researching what shops, plazas, hotels, villas, types of businesses etc. are already in the areas mentioned and what I can introduce to complement and introduce into the areas. These are quite large projects I am talking about and will create local employment both medium and long term during construction and when the projects are completed.

So anyone in Mandeville, Port Antonio and St. Ann-(near Dunns River) that can comment on what you feel I need to consider and take on board just fire away.

i know that mandeville has an acute domestic water supply problem,and expect some hard work in getting large tracts of agriculteral lands rezoned.
If your plan includes additional water source,especislly of it can supplement the curent system,they will be more willing to Ok the rezoning,as a quid pro qo agreement.
that is used in most jurisdictions. It should be able work thre reasonable people.
another strategy would be to start out with a small enough piece,then as you complete that. you could reinvest the surplus in the water system,than do the rest with adequate water available. Some time ago i did a housing developement small in comparison only 30 3 bed rooms.
I had to upgrade the roads to the developement. these were government roads,but that is monor and in a different time.
With regards to Port Antonio,it is crying out for real developement,but I would have to be moreinformed to contribute useful info.

Mandeville is suffering from unplanned overdevelopment. in my opinion, it needs less new willy nilly construction, and more urban planning, including green space planning, ironic as that may sound.

I hear you on that one. In St. Ann however, there shouldn't be a problem because several rivers run through our property; but then there is the issue of water supply once the project is completed. I am confident however that I will be able to achieve my objectives.

I see, however I am planning quite large projects. We are talking possible hotels, plazas, villas and themes here! I have access to finance being in the industry. I know a few politicians children I grew up with and I keep in touch with them. However I want to do something that will give the community something long term. I want to work with the environment and complement it not destroy it in the process of development hence the thought of themes - ( I will keep the themes in question close to my chest for the moment).

I thought about that too, being that we talking about the bush here. I don't mind including this into the budget. I know from a uncle of mine who did a project in red Hills that he had to cut the road and tar it, run water, electricity and telephone wires. I need to speak to him more on those issues too - he doesn't know about my plans yet

Yes I read some of your earlier post and love the way you apply the principle of "investor in people". This is a genuine search to get comments from people on here because the following is what I want to achieve.

1. Preserve the environment in which the projects are proposed as much as possible
2. Use as much materials that are made and finished from natural products
3. Work with locals to enhance their business as much as possible - (mostly the small businessman/woman who are trying)
4. Not over develop an area to the extent that it damages local businesses or the environment
5. Attract businesses from other parts of the island to boast local community businesses

Jamaica needs to start looking at Dubai and follow suit. The natural resources in Jamaica are raped and pillaged by foreigners and if only there was a way to buy them all back or by force and make the government (the people) the rightful owners.
