Hi Skelly! Latecomer to this thread but I will throw a few things out from what I read. Regarding the master bath, I would absolutely go with an upgraded shower and a separate tub. Having a Jacuzzi in the bedrrom will get old, very fast. Not to mention collect dust, etc....and although I realize you want to stay, not many people will like that upon resale.

I have wood on my kitchen floor and love it! Conversely, my mother has had tile for years and I hate it. It gets cracks, grout is an issue, and it is very hard on the body. Not to mention COLD in New England. I am ready to take a hammer to her floor because I can barely make a meal in there.

Please do NOT get vertical blinds for the sunroom. There are so many other options. I can't quite make out what your goals are there. Can you help me?

As for furniture upholsetery, ultraseude (there is another name that is escaping me) is very easy to keep clean. Baby wipes work fab on little spots, and it comes in endless colors. It is also cozy to sit/lay on. No scraping, etc. It always looks neat and tiday.

Did you find Dining Room furniture yet? Did you settle on that sofa style for sunroom?

I am in window treatment hell!


We been to Lowe's twice today and Home Depot...we know all di staff by first name now...on both shifts

<span style="font-weight: bold">Problem:</span> I only have an inch space in the corners where the walls meet and the rods would collide.


<span style="font-weight: bold">Could have gone with:</span> Valance and shades



<span style="font-weight: bold">Problem :</span> There are 14 windows and it is time consuming to pull the blinds open


<span style="font-weight: bold">Could have gone with:</span> Track panels which are easy to open




<span style="font-weight: bold">Problem:</span> would also have to get valances on the panels which would just ruin the simple look for me....



After much deliberating I purchased rods and rings that would end up looking similar to this....




hope it fits well given the limited space if that fails I am all out of luck...back to cheap rods..

Did you find Dining Room furniture yet?<span style="color: #FF0000"> No that is currently on the backburner until the major reno is done... </span> Did you settle on that sofa style for sunroom? <span style="color: #FF0000">we definitely want a sleeper in there...whether it is a small sectional or a sofa and loveseat is fine by us...as long as it can withstand jumping toddlers, stains, crumbs,etc is more important...</span></div></div>

Skells how much was the snottery barn ones that you liked?

I liked those better than the rod with the hooks you have there. I have those hooks in my dining area and it looks ok because it is framing a patio door but I think along the length of the windows it would look a way no?

it looks like a ceiling mounted track rod



The site does not give full info on the length so cant really price it out

Edited to add: 66&quot; to 120&quot; inches-- the rod cost $45 //38: - 66&quot; costs $29 ... a much better value.. Note: this can also be mounted on the wall instead of the ceiling.

we talking about a perimeter of 72 ft then yes?

how much are the rods?

the window panels 48 x 63? will the curtains be going to the ground?

do you plan to mount then just over the window or close to the ceiling for a heightened effect?

oh duh! another option is to use a copper or pewter pipe-- buy the length you want and they sell the cips to mount it.

did that a few years b4 my mother moved in and we renovated to make space for her.

Skelly, can we get a few photos of the whole room and the windows from different angles, please? I actually have this job lot place near me that could have the answer to your problem....maybe. However, the window &quot;pro&quot; in me needs to see the whole thing to make sure this is the right solution. How about starting a separate thread for the windows? Actually, we could do different threads for different things. You could name each things like Skelly Reno Windows, etc...that way we can find them, and others can peruse alter for reference.
