usually u forfeit u deposit..and sometime u get that too depending on ur reason for breakin the leaseComment

Depending on how long you been there, how much time is left remaining on the lease, and if there is a cancellation clause - usually a landlord requires 60-90 days notice, likely in advance of the actual anniversary/renewal date. If it is a month-to-month, there is likely a requirement for 30 days notice at least.
Check with the Landlord Tenant Act (or similar name) in your city. Usually landlords have to follow the mandate of municipalities/counties or states. The mandate will likely also advise what recourse you have if the landlord is not meeting his/her obligations to the tenant.Comment
