Kingston/St Andrew Neighborhoods and "Zip Codes"

Hi Everyone,

I have not posted in a while. Before I prattle on, let me wish each and everyone a Happy New Year and God's blessings for 2011!!

I am hoping you Kingstonians & St. Andrew residents can help me figure out which neighborhoods are the best for purchasing a house. I already know some of these neighborhoods. I find that I am getting really bad advice from Jamaicans living in the US. Having experienced Kingston for myself on many vacations, I know that their warnings are greatly exaggerated when it comes to some areas.

I am trying to purchase a 2 or 3 family house in Kingston/St. Andrew, with the intention to rent out part and use the other part when my family and I are on the island.

Any neighborhood recommendations and/or leads on specific properties will be appreciated. Thanks, so much!

its difficult to say as you havent indicated whats your affordability..
However you may check out the listings currently held by a trusted friend and mentor on his website here http://www.sangstersrealty.com/houses_jamaica.htm
You can generally reach him at the number provided on the site and pose your questions to him as he's very knowlegable about RE in Jamaica, especially in the upper st andrew areas.

a may be off but a 3 family in a decent part of St Andrew (where you can expect paying renters without too much angst) is likely to surpass the $25Mill mark..

there is a rush of investors buying up property in this price range in the &quot;good &quot; areas, tearing down the existing structures, build gated condos communities then turn around and sell them for as much as U$100K for a 800sqft bachelor....


Are you definately focused on the multifamily rental, or would you consider say something in the tourist areas that you can use as a seasonal rental?

I think you're right about what I can get for my budget. I'll have to readjust. Well hopefully I won't be tearing anything down. LOL I did consider the tourist area rental (esp north coast and st, Elizabeth), but decided I'd rather have a home with yard where kids could run around and get scraped up and climb trees close to my inlaws in St. Thomas). Thanks again for all your help - and the zip code laugh.
