guess I will agree to disagree
cuz, those programs make it possible for all lower income ppl (not just minorities) who would not otherwise be able to come up with the 10-20% down payment to purchase homes

You still have to qualify (creditworthy) to purchase, the programs only help with the initial costs of the purchase, it is still the buyers responsibility to maintain upkeep & maintenance on the home...

This statement is so true. the county I live in is supposed to be one of the highest in foreclosure rates in the state of Georgia...
when I was looking for my house, I saw so many foreclosed homes, it was depressing...
I think one of the major problems when ppl buy homes is that they move to fast in acquiring new debt. when you are buying a home all of the advisors tell you NOT to acquire any new debt, but as soon as some of them buy the house first thing they do is buy new this, new that ...Not me though....I have empty rooms in my home [img]/forums/images/graemlins/blush.gif[/img] , I will take my time filling them up

Dere is 2 type a pgm out deh - wan instituted by banks and wan by Govament! Di wan dem by di banks and lending companies a fi mek dem rich an yuh tun puapa ..an noh dat mi a talk

Mi a talk bout Govament funded programs!! Di wan dem weh di Gov. subsidize to aid people to get into homes...same like how when yuh a go a callege yuh tek out PELL GRANT. Dat is nat meant to "trap" yuh ...dat a fi help out wid di cost of yuh education and yuh noh owe back di money.

So again mi noh ina di bank pgm dem weh yuh a pay fi yuh house til Jesas come back fi di eart.

MsKat a dat mi a seh to .. mi tink Bush dash weh dem deh pgm deh as im step in ..Clinton economic model was that home ownership is the major catalyst for a booming economy so he set up the pgms through HUD to help low income/minorities own homes with less out of pocket expense. Gad bless im because it was di bes ting mi did stumble pan.

And like somebody seh dem only get yuh ina di house .. a yuh now fi realize seh yuh have responsibilty and bling bling a fi layta.


EDITED TO ADD: they did have a cap on the total cost of the house so yuh noh crazy an go buy 1/2 a million dalla wot a house since dem a help pay fah...and dem was strict with you debt to income ratio. So there was some check and balances.
